Should I List My Home During the Holidays?

Here are five reasons why it's a good move.

As the holidays approach, some sellers find themselves in the position of needing to sell their home. The general thought is that this is not the best time to sell, however this may not be the case.

Selling your home now gives you some advantages that you would not have in the buying season that starts in early spring. Here are several good reasons to put your home on the market during the holidays.

1. Sellers selling during the holidays, have less competition.

Many people are holding off about listing their home until spring. In a market where inventory is already low, sellers putting their home on the market now have a great advantage. When inventory is low buyers are forced to make compromises. This means more buyers looking at the available inventory of homes.

2. Homes show better during the holidays.

People spruce their homes up for the holidays and they also decorate for the season. Although you may need to cut back on some of your holiday decor, you will have your home warm and inviting. Buyers will enjoy viewing homes during this time.

3. Many buyers have annual bonuses that gives them the funds they need to make the move.

Companies often transfer their employees during this time as well. They want families to have made buying decisions before children return to school in January.

For tax purposes many buyers want to buy before the end of the year.

5. Buyers often have more time off to house hunt.

Due to holidays, some people are given more time off and this allows buyers to concentrate on their home buying search. This means more time to shop for a home during the week and not just weekends.

If a buyer is looking at homes during the holidays, we consider that person a serious buyer. This is not a buyer who is getting decorating ideas but one who has to buy a home. They have sold their home, they are being transferred or they have financial reasons that require them to buy in this calendar year.

Do not be dismayed if circumstances require you put your home on the market in November or December. I have attended many closings during the last week of December!
