Gwinnett Homeowners: If you filed a property tax appeal for the 2013 tax year, this message is for you.

Everyone thinks that the only reason to file a property tax appeal on their home is to try to get the assessment lower. While that is certainly a good reason to file an appeal, it is far from being the only reason. If you do your appeal in a certain manner, you can get your result frozen for the year you are appealing plus two more years. Getting your assessment frozen for an additional two years is very significant. I have a number of clients who thought their assessment was about right so they didn’t appeal and the very next year the tax assessor raised their assessment by 15% and more. If they had appealed their assessment and gotten nothing more than the “freeze”, they would have saved thousands of dollars.

So, make sure the way you are doing your appeal that you get the “freeze”. But, be wary, there are several ways to resolve your appeal where you do not get the “freeze” and the results you achieve are only good for the current year.
